Electrical questions and answers
What a panel upgrade costs, who pulls the permit, how long the power is off, and the rest of what people ask before they book.
Estimates and pricing
Is the estimate free?
Yes. Shane comes to the house, looks at the actual panel, run or roofline, and writes the price.
How much does a panel upgrade cost?
Most 200 amp panel upgrades run $2,800 to $4,800 installed. The spread comes from where the meter sits, whether the utility has to pull it, and how many circuits move to the new panel.
When do I pay?
We walk through the finished work with you first, and you pay once you have seen it. If a larger job needs a deposit, it is written on the quote before you sign.
Do you guarantee the work?
Two years on our workmanship. Parts carry the manufacturer warranty. If something we installed fails, call and Shane comes back.
Scheduling and the visit
How soon can you come out?
Kai gets back to you the same day, and most estimate visits happen within a few days. If you smell burning or see scorch marks, turn that breaker off and say so when you call.
Will my power be off during the work?
For most circuit and fixture work, only the circuit we are on goes off. A panel upgrade is the exception, with the power off for six to eight hours on install day.
What happens at the estimate visit?
Shane looks at the panel, the meter and the spot where the new work goes, and asks what you want to add now and later. Then he writes the price.
Who will come to my house?
Shane Hawkes, the owner and the name on the license, does the estimate. He works the install too, often with Kai or Fin, and nobody from another company shows up in his place.
Permits, inspections and code
Do I need a permit?
Yes, when the job needs one. Panel upgrades, new circuits and spa hookups get a permit with the city or county, and we schedule the inspection.
Who pulls the permit, me or you?
We do. Shawkes Electric pulls it with your city or county under ROC 326650 and meets the inspector, so you never have to visit the permit office.
What happens at the inspection?
A city or county inspector checks the work against the electrical code. Open walls get a rough inspection before the drywall goes back, and everything gets a final.
Want a price for your job?
Shane comes out, looks at the actual panel or roofline, and writes the price at no charge.
Panels and safety
How do I know if my panel needs an upgrade?
The usual signs are breakers that trip when the AC and the dryer run together, no open spaces for a new circuit, or a 100 amp service with a spa or EV charger on the way. A warm breaker or scorch marks on the cover mean call now.
Are Federal Pacific or Zinsco panels dangerous?
Both brands have a record of breakers that can fail to trip when they should, and home inspectors flag them on sight. If the label inside the door says Federal Pacific, Stab-Lok or Zinsco, replacing the panel is the usual fix.
Why does my breaker keep tripping?
A breaker trips when a circuit draws more than it is rated for, or when there is a short or a ground fault. In summer it is often the AC, or a panel close to its limit.
Permanent lighting
What is permanent lighting?
LED lights set in a low-profile channel along the roofline, left up all year and run from your phone. You can keep a warm white most nights and change the colors for holidays.
Does my HOA allow permanent lighting?
Most Phoenix Valley HOAs allow permanent lighting when the channel matches the fascia and the lights stay a warm white outside the holidays. We match the channel to your trim and can give you a spec sheet for the HOA packet.
Service area
Where do you work?
Out of two bases, Ahwatukee and Maricopa, with Mesa, Queen Creek and Apache Junction as regular drives. We also take jobs in Chandler, Gilbert and parts of Scottsdale.
Do you charge for travel?
No. There is no travel charge anywhere in the service area, and the trip is part of the price on the quote.
