Lighting and fans
Ceiling fans and fixtures in the Phoenix Valley
A fan that wobbles is on the wrong box. A chandelier over a two-story foyer needs a rated box and a ladder most people do not own. Shane hangs fans, pendants, chandeliers and recessed cans on boxes rated for the weight.
- Fixture swap
- 1 to 2 hours each
- Fan box
- Listed for fans up to 70 lb
- Ceiling height
- Two-story foyers too
Signs a fan or fixture needs an electrician
- The fan wobbles even after I balanced the blades.
- The bedroom only has a light, and the room never cools down.
- My new LED lights flicker or buzz on the dimmer.
- The foyer chandelier is 18 feet up and I cannot reach it.
What a fan or fixture job involves
A ceiling fan pulls on its box every time it spins. A standard light box is not rated for that, which is why fans hung on one wobble and work loose. We replace it with a box listed for fan support, held by a brace between the joists, usually through the same hole in the ceiling.
For a new fan location, Shane runs power from a nearby circuit and a switch leg down to the wall. With a three-wire switch leg, the fan and the light get their own switches, or one fan control handles both.
What a fan or fixture job costs
Prices on these pages are typical ranges for Phoenix Valley homes. Shane gives you the real number in writing after he sees the job.
Fan or fixture swap on an existing box
$150 to $300
New fan location with a fan-rated box and switch
$350 to $700
What moves the price
Swapping a fan or a fixture on an existing box runs $150 to $300. A new fan location with a fan-rated box and a switch runs $350 to $700.
Ceiling height and fixture weight move the number most.
What moves the number
- Existing box or new location
- Replacing a fixture where one already hangs is quick. A new location means a box, wire and a switch leg.
- Ceiling height
- Anything over 12 feet needs a tall ladder or a lift and a second set of hands.
- Fixture weight
- Fans and heavy chandeliers need a fan-rated or a 50 pound box. Standard boxes are not rated for either.
How the options compare
| Swap on an existing box | New fan location | |
|---|---|---|
| Box | Kept, or replaced with a fan-rated box through the same hole | New fan-rated box and brace |
| Wiring | Existing | New cable from a nearby circuit |
| Drywall | Usually none | A small patch is possible |
| Price | $150 to $300 | $350 to $700 |

Permits, inspection and code
Swapping a fan or a fixture on an existing box usually needs no permit. A new location with new wiring is circuit work, and whether it needs a permit depends on your city or county office.
The permit office and the utility change by city. We cover Ahwatukee, Maricopa, Mesa, Queen Creek and Apache Junction.
What code asks for
- A fan has to hang from a box listed for fan support, and those boxes carry fans up to 70 pounds.
- A ceiling box must hold a 50 pound fixture. Heavier fixtures need a box listed for the weight or independent support.
- No hanging fixture or ceiling fan can go within 3 feet horizontally and 8 feet vertically of a tub rim or shower threshold.

Questions about ceiling fans and fixtures
Anything else, call (602) 879-5489 or send the form below.
Can you hang a fan where there is only a light?
Yes, if the box is fan-rated. Most are not. We replace the box with a rated one through the same hole.
Why does my new LED fixture flicker on the dimmer?
The dimmer is the old incandescent kind. LED needs a dimmer rated for it.
How do I know if my ceiling box is fan-rated?
A fan-rated box is stamped or labeled for fan support, often with the weight. With the fixture down you can read it inside the box.
How many fixtures can you do in one visit?
As many as you have ready. A whole-house swap of eight to ten pieces is a normal day.
